Attached is a sales comparison of real estate sales at Lake of the Ozarks for January thru April 2009, 2010, and 2011.  Info was taken from Lake of the Ozarks MLS and includes all properties on the East & West Sides of the Lake.

 

Active listings in our Multi-List System today are:

1,135 Waterfront Residential with 56 pended (under contract).

1,065 Offshore Residential with 95 pended

1,129 Condo/Villa/Townhomes with 55 pended

366 Commercial properties with 8 properties pended

91 Farms with 1 pended

578 Lakefront Lots with 15 pended

1,197 Offshore lots with 15 pended.

 

Price per foot for lakefront is up and down.  Average price was $ 652 & $ 734 in 2010.  Price per foot in 2011 on Westside was $ 2,308 but only 2 have sold in the 4 month period.  Porto Cima and The Villages held at approximately $ 2,853 for ’09, ’10, & ’11. Four sold in ’09, one in ’10, and one in 2011 in the 4 month period.

 

Million/Multi-Million Dollar Homes sold January thru April, 2009, 2010 & 2011:

2009 – 2 sold.  Average list was $ 1,474,000 and average sale was $ 1,438,500.  97.6% of list, 6,015 square foot average and 60 days on market.

2010 – 5 sold.  Average list was $ 2,750,367 and average sale was $ 2,371,117.  86.2% of list, 8,000 square foot average and 162 days on market. (One was listed at $6.7M & sold for full price w/12,000 SqFt & 30 DOM)

2011 – 4 sold.  Average list was $ 1,217,475 and average sale was $ 1,149,975.  94.5% of list, 5,172 square foot average and 190 days on market.

 

Sold Foreclosures for 4 month period, January thru April, 2009, 2010 & 2011:

Of the 111 lakefront homes sold in 2009, 5 (4.5% of all closed) were foreclosures closed at average list price of $ 193,440 & average sold at $ 174,000.  Average square footage was 1,328 and 62 days on market. 

 

Of the 128 lakefront homes sold in 2010, 14 (10.9% of all closed) were foreclosures closed at average list of

$ 374,758 and sale price of $ 346,439.  Average square footage was 3,087 and 89 days on market.

 

Of the 140 lakefront homes sold in 2011, 21 (15% of all closed) were foreclosures closed at average list of

$ 160,701 and average sold at $ 136,034. Average square footage was 2,344 and 98 days on market.

 

165 offshore homes sold in 2009 with 31 foreclosures at an average price of $ 82,146.  (18.8% of all closed)

204 offshore homes sold in 2010 with 78 foreclosures at an average price of $ 85,810.  (38.2% of all closed)

193 offshore homes sold in 2011 with 84 foreclosures at average price of $ 66,141.  (43.5% of all closed)
